Ventura County Requires Documentary Transfer Tax On Loan Transaction With Concurrent Deed Transfer.
The Ventura County Recorder is not accepting “Gift” as a valid Transfer Tax exemption, on on any Deed when recorded concurrently with an encumbrance of a loan in. Documentary Transfer Tax is due when a transfer of property occurs and a Deed of Trust is recorded concurrently or recorded shortly after the recording of the Deed.
The Ventura County Recorder monitors this type of activity to ensure transfer tax is paid when applicable. Documents separated to evade paying the transfer tax due will result in collection of Documentary Transfer Tax after a file closes
